With so much information readily available online, clients sometimes ask, “Why should we hire a real estate agent?” They wonder, and rightfully so if they couldn’t buy or sell a home through the Internet or regular marketing and advertising channels without representation, without a real estate agent. You could probably learn how to amputate your arm, clone your dog or build an airplane with the information on the internet.  But would you?  There is so much information on the internet, how does one discern what is what?  Do you really want to save pennies to loose dollars?

The world is shrinking and real estate transactions are becoming more complicated because of it.  Is the seller subject to FIRPTA tax withholdings?  What type of a visa is the buyer on?  What is their debt load? What are the cultural beliefs about the way a home is situated on the lot?  How long do funds have to “season” if they are coming from someone other than the borrower? How much money can a foreign buyer bring into the US  in a given year? What loan programs are available to teachers, members of the military and in rural areas?  Is a buyer class required to qualify for a specific loan program?  Can the seller use a reverse mortgage to buy a second home? What about rent-to-own programs?  What are the school boundaries and location of international and stem schools?  (Maybe you’re asking “what is a stem school?) Wire fraud is in.  Flips are out.  Plan on 5-10 preinspections before winning the bidding war.  At $400-$600 each, buyers need to budget this into their purchase funds.  Which forms do you use?  Did you know that in the NWMLS there are over 240 forms for it’s members to select from, depending on the needs of the transaction.

Are you really willing to add all these risks –  gambling with your biggest investment?
